Ill take this seriously, and give you a serious response…

Landlords set their own prices, and if they needed more money they could set a higher price. You don’t tip doctors and lawyers, because they set the price. You (in the US) tip people who don’t set prices and are being paid below market rate.

And that’s considering the way tipping is handled currently. To be honest, no one should NEED a tip because their employer’s who set the prices should be paying them a living wage.

It’s not that uncommon to give a landlord a cupcake or something, especially if they live with/near you.

Also, landlords are often terrible so nobody wants to do nice things for them. And they are likely to be better off, not worse off, then their customers.

Tips aren’t just percentages; people tip hotel cleaners, for example. And a percentage tip on a rent amount would be both unworkably huge and also offensively tiny.

If you rent a unit from a 3, 4, 5 flat and the landlord lives there. Sometimes you get someone real nice who goes out of their way to make things nice. Usually you just recipricate like with friends or family. Offer them part of something you made or cleaing up an outdoor space or such.
